Home Owners Association

Your board of directors meets monthly (generally on the fourth Tuesday at 7pm) with the managment company to review community operations and review any member requests.  You are represented by the current board as follows:

WEBSITE   We now have a website fully dedicated to our Harwycke neighborhood.  Please visit it at www.Harwycke.org  - where you can see a number of interesting items (plus a copy of this letter).   A big thank you to David Palan for setting this up and maintaining the site.

EVEREST CABLE   The digging should be over and they should be focused on clean-up.  All of the neighborhoods around here have had issues as they have come through and we are no different.  They have dug up a number of areas and cut some of our waterlines to our sprinkler system. We have been in contact with Everest and they tell us they are now in the process of clean-up, starting with the areas they worked on first (I believe they are in Deer Creek at the moment).  We will continue to work with them, but if you would like to call and discuss the issue you can reach Tom Reeves of Everest at (913) 322-9631.  If you have any issues they are not taking care of please let us know.

ROOFS/CONSTRUCTION   Many of our houses are reaching an age where they require a new roof.  Keep in mind that before you enter into that area (or any area of external construction) you must have it approved by the board before any work can start – this is per the Declaration of Restrictions.  Please leave yourself time to do this as we need to have a record of approval in our files - the board meets the last Tuesday of every month so we can quickly approve what needs to be done. If you need to review a copy of the Declaration of Restrictions you can find them on the website.

ISLANDS   As many of you know we had a discussion at our annual board meeting on the future of the islands (do we leave the fountains in and have them brought up to par or do we have them removed and go with all landscaping).  At the meeting we decided we would continue to research the issue.  We now have schematics drawn up and some proposals put into place on what it would cost for either alternative.  At the annual picnic (details below) we plan on having information out for everyone to look at.  It is then our intention to have the alternatives put to a vote in September.

ANNUAL PICNIC   The annual picnic is scheduled for Sunday August 27th at the Gazebo (starting at 6:00pm).  Each family is asked to bring a main dish, salad or dessert.  Beverages and table settings will be provided.  As is tradition Julie Hanson is coordinating so it will be something no one should miss  if you have any questions please call Julie at 681-6456 (speaking of Julie – if you have not gotten to Jeffrey’s Bistro it is well worth your time and for a very worthy cause).

PONDS   This has been a very bad year for algae growth in the ponds. It is clogging the aerators causing us to have to shut them down at times. Please be patient, we are trying to keep them as clean as possible but sometimes it proves difficult. 


OTHER ITEMS   A few complaints have been had about people not cleaning up after their dogs in the park area.  Please make sure you do this as we have a lot of foot traffic there, including young children, and we want to keep it pleasant for everyone.  Also, the Round-About at 133rd and Lamar should be finished within the next few weeks.  The City may be holding an educational session on how to navigate around it (especially for children walking) before school opens.  Finally we have many new families in the neighborhood, a welcome to everyone who is new and we hope to see everyone at the picnic in August.

We would like to take this opportunity to tell you a little about our company and our services that we will be performing for your community.

We specialize in the management of Homeowners Associations. Some that you may be familiar with are Deer Creek, Nottingham Forest South, Royse, Wynnewood, and The Village at IronHorse.

We will perform general administrative duties which will include maintaining homeowner records, billing association dues and other assessments as required, prepare monthly financial statements, maintain bank accounts and prepare checks for payments of all bills.

We will oversee the maintenance and repairs of common areas and communicate to the board our findings and recommendations.

If you see any maintenance items on common areas, lights or fountains please contact our office at the number below.
